Thanks for sharing. I know many condo buildings in cities are restricting short term rentals because people come party and abuse the common spaces. Air bnb rentals is a huge business in Toronto. There are companies with hundreds of units. Definitely has taken a lot of potential long term rentals units off the market.
In some ways our laws are very skewed towards the renter and it can be difficult to evict a tenant but in other ways there are pretty significant loopholes that property owners can use to get out of leases especially if they are willing to redevelop the property.

Regarding loopholes, there should be special protections for retired people who are renting.
These loopholes don’t exist in California and USA in general. The one exception is if a landlord wants to tear down or gut an entire building and he has to compensate the tenants at least 15,000 dollars. However in cities like Los Angeles, anyone age 62 plus, can’t be evicted from anywhere. Even seniors who don’t pay rent get special protection. Being a landlord or a renter is no picnic.

When AirBnb started in 2009 I thought it was a great idea and service.
But now I think it’s a horrible experience with lots of fees and greedy inexperienced property managers. I hate the excess of both sides, the traveler and the landlord.
Today, I prefer VRBO or hotels
I would actually prefer if professional experienced hoteliers entered Airbnb.
Another problem is the decreasing quality of Airbnb users which causes fees to go up for everyone.

Quebec especially Montreal
Evicting a long term tenant to convert to de facto hotels is unjust. Provide financial compensation for eviction. Find them a new place. Or do both. Especially for senior citizens. Have some compassion for elders. Why screw people if they are good tenants.
In California it’s very difficult , almost impossible to evict tenants who don’t pay rent. The process takes at least 6 months. Landlord gets screwed.
