It used to appeal to me as well, but you left off the last item on my list.
I should also have included that most of Canada is flat as hell.

Yeah, those are the considerations. Troubles me often, and it's really not obvious to me

I've moved around the US a fair amount and we're considering one final move.
It is really hard to account for everything you need to ex ante and it's hard to put a price on so many of those non-monetary factors. We think we found a place that will feel like home, but we won't know for sure until it's too late.
I do think people should move more. Migration decline is one of the big open questions about the American economy. I've done a little work on it, which I can't share without doxxing myself, and I have some uninvestigated hypotheses still to explore.
