First question I have is this. Are these dollars adjusted for the cost of construction differences by state? Pretty sure the cost to build in California is very different from most states.

Not to mention the population density in states being different. I do think California is seeing a rise but this map makes me pause.

Last time I was in Nashville I saw a lot of building going on but it is so much smaller than Texas and California it's not gonna compare unless scaled per cap.
