This week I had a conversation with two friends who have been very successful in real estate. They know how to buy value, develop, cash flow, and sell high. One of them has been a Bitcoiner for a few years but the other has been very hesitant.
Finally the other one has realized the value prop of Bitcoin and started buying. And in this conversation, they both told me that they don't see the appeal of real estate investing anymore. They'd rather put it into Bitcoin. Real estate takes effort and has a variety of risks to mitigate. Bitcoin sits there and appreciates long term because it is scarce.
Was great to hear them state that. These aren't your typical bandwagon friends who text you about crypto to fomo into the top of the market. They are methodical and well-researched.
Curious, what are y'all seeing in your personal circles? Anyone starting to open up to Bitcoin more? What's the sentiment in your town?

In my circles there is a lot of interest in Bitcoin, but little action. When I tell people about it, people usually react positively, but I don't think they go home and look up how to buy bitcoin. I think it's because I don't usually say "You should buy it", I just try to explain what it is and why some people think it's important.

I know a madlad who used to stack real estate.
Has been aggressively stacking sats for over a year and now has started to contemplate selling R.E with little/no utility value for bitcoin!

The price of debt was steadily and constantly declining from the late 1980s until the end of Covid. That naturally drove up real estate prices. That paradigm is now over. Interest rates cannot rise a lot without triggering collapse of the fiat system, nor can they go much lower without triggering crippling inflation which could in turn collapse the fiat system also. The end of fiat monetary easing and 'Greenspans put' has arrived. Real estate prices will stagnate for the foreseeable future, if not decline. This is not widely voiced, but widely understood by those who are quietly exiting the fiat debt leverage real estate bubble.

A couple of friends have reached out. One in particular is going deep down the rabbit hole. He's a bit stressed cause he thinks he doesn't have enough Bitcoin! Lol
Doesn't feel like retail has arrived yet.
